VIDA is the only private sector platform successfully preserving affordable housing at scale in Canada through its innovative resident-led operating model. At VIDA, "Building Ambassadors” and “Community Contractors” are residents that receive training, systems and support necessary to manage property operations and complete non-warranty repair work at their building. VIDA’s model drives down R&M, labour, vacancy and marketing costs, and drives up pride of ownership and customer satisfaction.
Our Herring Cove Road Team is growing and we're hiring for our Building Services Team (BST). This role is responsible for ensuring our properties remain in top condition, both inside and out. You will work closely with other maintenance team members, our Building Ambassadors and our Support Centre team to ensure all repair and unit renovation work is completed to a high standard, with a focus on upholding our 4 pillars: Safety & Security, Cleanliness, Opportunity and Community.
The salary range for this role is $60,000 – $70,000.

The Role
You’ll work alongside another maintenance team member, 8-10 Building Ambassadors and a Team Captain, servicing approximately 200 apartment units across 9 buildings.
Here are the primary repair and maintenance responsibilities of the Maintenance Technician:

Coordinate and complete unit turns (paint, drywall, flooring, countertops, cabinetry, bathroom fixtures etc.) in your region

Work with external vendors & Community Contractors as required

Complete day-to-day repair and maintenance work based on requests submitted by residents, prioritizing tasks based on urgency and impact, using our tech platforms

Complete common area upgrades

Routine inspection of building envelope and systems to identify and address issues before they become a big problem

Communicate with your team and customers to understand issues, provide updates, and ensure projects are executed on time and with high degree of customer satisfaction

Work within the budget for your team

Approve invoices for completed work

Review and approve work from vendors

Work with the Support Centre to stay aligned on maintenance priorities and spending

Recruit, train, and support Community Contractors (VIDA residents who complete small-scale maintenance tasks in their own community, building skills while keeping rent affordable).

Teach Building Ambassadors the key technical aspects of their buildings (water shut-offs, electrical rooms, etc.) so they can support both residents and contractors effectively.
What you need to succeed in this role:
-
Broad skill set and several years of experience relating to building repair & maintenance in a multifamily residential setting, including flooring, painting, drywall repair, basic carpentry, plumbing and electrical skills

Ability to organize and oversee several maintenance and repair projects simultaneously

Familiarity with tech platforms and apps and/or ability to learn quickly

Highly responsive on email, group chats, texts

Strong communication skills and the ability to work collaboratively

A commitment to providing excellent customer service

A valid driver's license & reliable transportation
