Investment Analyst

VIDA is seeking an Investment Analyst to help the business make high quality decisions on its path to becoming a world-class enterprise.
The Role
Join a lean investment team where rigorous investment decisions directly shape the long-term health of our communities. This is a hands-on deals role spanning underwriting, IC materials, diligence, and closing support. Reporting to the CIO, you’ll be closely involved across the full deal lifecycle. Real estate experience is valuable but not required. Strong financial fundamentals and curiosity are essential.
What you’ll do:

Build first pass underwriting using rent rolls, T12s, operating budgets, capex plans, and market comps

Analyze deals using firm templates (unlevered and levered returns, IRR/MOIC, sensitivities)

Pressure-test assumptions around rents, vacancy, opex, capex, financing, and exit scenarios

Identify downside risk, break-even points, and key sensitivities early in the process

Draft investment committee memos and exhibits

Coordinate diligence workstreams (legal, tax, insurance, engineering/environmental, financing)

Reconcile diligence findings into updated underwriting and investment materials

Support deal execution including LOIs, data rooms, sources & uses, and closing checklists

Maintain deal pipeline trackers, comp libraries, and transaction databases

Support post-acquisition performance tracking and variance analysis

Participate in deal post-mortems to improve future underwriting and decision making
What you need to succeed in this role

3+ years of experience in banking, transaction advisory, valuation, deal-focused audit, brokerage analytics, or similar

Strong understanding of financial statements and debt mechanics

Advanced user of AI-assisted analytical tools and Excel

Ability to work with ambiguity and produce decision-grade analysis

Ability to communicate complex financial analysis clearly to non-technical stakeholders

Intellectual curiosity

Compensation
Base salary range: $80,000–$120,000. Final compensation reflects experience, skill set, and market benchmarks. This role is based in Halifax, Nova Scotia.
